The FARE Act and the NAR Settlement have impacted fee structures. We are willing to offer the landlord or developer a 1/2 Month Broker Fee per closed rental on buildings with 75+ units. This saves huge on NOI. For sellers, we offer a super low 2.5 Percent Seller’s Agent commission on the closing price.

Best possible commision structures.
Our fee structure operates on a sliding scale. For leasing, we can set up a good fee structure paid by landlord of just 1/2 month fee for a 75+ unit building. For a large building or new construction lease up, we can set up the same fee structure which will only include a small broker fee starting at 1/2 Month paid by landlord/developer. In the current 2025 leasing climate this type of savings allows the landlord/developer much more pricing flexibility and increases their NOI tremendously!
For sales, many brokers in the past charged 5% to 6% of the purchase price for a resale transaction but the recent settlement by the NAR has changed the game. In addition as the Fed has aggressively raised interest rates , we have lowered our commission rates to make sales happen! We have done resales deals for as little as 2.5%. In addition, we have also done deals at 1% of the purchase price for new development sales to make the transaction happen!
