Best possible commision structures.
Our fee structure operates on a sliding scale. For leasing, we can set up a heavily discounted broker fee structure paid by the landlord for a 75+ unit building. For a large building or new construction lease up, we can set up the same fee structure which will only include a heavily discounted broker fees by landlord/developer. In the current 2026 leasing climate this type of savings allows the landlord/developer much more pricing flexibility and increases their NOI tremendously!
For sales, many brokers in the past charged 5% to 6% of the purchase price for a resale transaction but the recent settlement by the NAR has changed the game. Furthermore, with the recent speculation that the Fed plans to not lower the current interest rates in 2026, we have lowered our commission rates to make sales happen! We have done resales deals for as little as 2.5%. In addition, we have also done deals at 1% of the purchase price for new development sales to make the transaction happen!
