Waldstar Real Estate LLC is the first brokerage in NYC to lease and sell new construction residential listings by using and administering VR (Virtual Reality) . Our Waldstar Sales and Design Team incorporates the technology of 2024 on to the StreetEasy listing platform. Our suite of services include VR Ready Virtual Walk- Throughs, Using and Administering VR for new construction listings, Virtual Staging, VR Architectural Renders, Web Design, 2D and 3D Floor-Plans and High Resolution Photography.

Incorporating our technologies and strategies onto the StreetEasy platform have helped us lease up apartment buildings in a super quick and timely manner while returning the highest possible NOI to the developer/landlord. Our Streeteasy approach has also been proven to take sales Listings that have previously sat on the market for 250+ days into contract within 30-60 days.

Our fee structure operates on a a sliding scale. For leasing, we can set up an unbeatable fee structure paid by the tenant or the landlord of just 1/3rd of a month fee. For a large building or new construction lease up, we can set up a fee structure which will only include a small broker processing fee starting at $875 paid by tenant or landlord/developer. In the current 2023 leasing climate this type of savings allows the landlord/developer much more pricing flexibility and increases their NOI tremendously!

For sales, the traditional broker charges between 5% to 6% of the purchase price for a resale transaction. As the Fed has aggressively raised interest rates, we have lowered our commission rates to make deals happen! We have done resales deals for as little as 2% of the purchase price. In addition, we have also done deals at 1% of the purchase price for new development sales to make the transaction happen!
